A town of two housing eras, and a lot of salt
Ocean Grove was laid out in 1887 as a Methodist camp subdivision of 2,500 blocks, and that original grid still runs down toward the mouth of the Barwon River. Around it sits everything built since: 1970s and 1980s holiday houses that are now permanent homes, and a large ring of estates added from the 1990s onward.
The census counts about 17,700 residents, but through the January school holidays the town carries something closer to three times that. Systems here spend eleven months idling and one month working hard, which is a pattern that punishes anything that has not been serviced.
Original beachside grid
Weatherboard and fibro cottages on the old subdivision, many extended two or three times. Small roof cavities, mixed insulation and no consistent orientation, because the grid was set long before anyone thought about north.
Seventies and eighties holiday stock
Brick veneer and clad houses built as weekenders. Thin insulation, big aluminium windows and rooms that were never expected to be lived in through a heatwave.
Newer northern estates
Post 1990s slab on ground, generally well sealed, often with ducting stubbed in at build. These are the straightforward ducted retrofits.
Salt, on everything
Bass Strait is a few blocks away for a large part of the town. Outdoor units here corrode faster than they do in Belmont, and the coil coating specification matters.
The four jobs we get called to most in Ocean Grove
The mix here is different to inland Geelong. Less about surviving a 40 degree northerly, more about humidity, corrosion and systems that sit unused for most of the year.
Outdoor units that have corroded out
Salt air eats the fins off a standard coil. We see units eight years old here that look twenty. A coastal specification coil coating on the replacement is a small cost that adds years.
Systems that will not start in December
A unit that has not run since March, in a holiday house, on the first hot weekend. Nine times out of ten it is a capacitor, a blocked drain or a filter nobody has touched.
Evaporative that disappoints on humid days
Evaporative works on dry heat. Ocean Grove gets its share of muggy nights off the water, which is exactly when it underperforms. A lot of our work here is the switch to refrigerated cooling.
Extensions that were never connected
Older cottages that grew a rear living area. The original system was never resized and the new room is the one that is always uncomfortable.
How we work out what an Ocean Grove house actually needs
We do not price off a floor area here, because the housing stock is too varied. A 1970s beach house and a 2015 estate home of the same size can need units two sizes apart.
1. Look at the orientation, not the address
The old grid ignores north entirely. Some houses cop full western sun on their main living glass and some do not, and it changes the sizing more than anything else.
2. Check how far you are from the water
Within a few streets of the beach we specify a coastal coil treatment as standard. Further north it is optional and we will say so rather than sell it to everyone.
3. Ask how the house is used
A permanent home and a house let out through summer want different things. Intermittent use argues for simple, robust equipment and a service schedule.
4. Look in the roof before quoting ducted
Plenty of the older cottages have almost no usable roof cavity. Better to find that out at quote stage than to design a system that cannot be installed.
What we would actually recommend, and when
There is no single answer for the town. This is roughly how we split it.
Beachside cottage, one or two rooms that matter
A split system or a two head multi. Ducting these houses is usually more disruption and cost than the result justifies.
Extended cottage with several separate rooms
A multi head system, because there is rarely a roof cavity to duct through and nobody wants four outdoor units on a small block.
Newer estate home
Ducted reverse cycle, zoned. The build makes it straightforward and the resale case is good.
Anything within sight of the water
Coastal specification on the outdoor unit and a six to twelve month service interval instead of annual. It is the difference between eight years and fifteen.
Beach house sitting idle until December?
Book the service now rather than on the first hot weekend, when everyone else in town is ringing too.
Comparing quotes in Ocean Grove
Most quotes here look similar on the front page. The differences are in four places, and they are worth asking about directly.
Is the coil coated for coastal use?
This is the question to ask in Ocean Grove. Standard units are not built for salt air, and the difference in quoted price is small compared to replacing an outdoor unit early.
What capacity, and based on what?
Ask what the sizing was calculated from. If the answer is floor area, it is a guess. Orientation and glazing matter more than square metres here.
Is the electrical work included?
A dedicated circuit, and switchboard work if the board needs it. Older beachside houses regularly have boards that do.
Who does the install?
Directly employed crews or a labour hire arrangement. On coastal jobs the pipework and flashing detail matters more than usual.

Do I need a coastal specification unit in Ocean Grove?
If you are within roughly a kilometre of the beach, we would say yes. Salt in the air corrodes the aluminium fins on a standard outdoor coil, and once the fins go the unit loses capacity and works harder. A treated coil costs a modest amount more at install and typically adds years of service life.
Can I get ducted air conditioning in an older Ocean Grove cottage?
Sometimes, but the roof cavity is the deciding factor and many of the original cottages do not have one worth using. We get up there and look before quoting. Where ducting is not viable, a multi head system covers the same rooms without touching the ceilings.
How often should a holiday house system be serviced?
Annually at minimum, and we would suggest booking it for spring rather than summer. A system that sits unused from March to December accumulates the same faults as one that runs, and they all present on the first hot day when every technician in town is already booked.
Do you charge extra to come to Ocean Grove?

Is evaporative cooling a bad idea this close to the coast?
Not bad, but limited. It will handle a dry northerly well. It will not do much on a humid night before a change, and Ocean Grove gets more of those than Lara does. If those nights are the ones that bother you, refrigerated cooling is the honest recommendation.
